We utilize the latest technology to ensure that potential buyers are never overlooked. Buyer Specialists receive text messages notifying them immediately when a prospective buyer calls or sends an email asking about your home. They are able to follow up right away, find out if buyers are qualified to purchase your home and schedule a private showing of your property. Agents that work alone are often too busy to follow up on every call, but with the Arizona Lifestyle Team, you can rest assured that every potential buyer for your home is getting high priority service within hours - and sometimes minutes - of contacting our Team. Staging is one of the most important aspects of marketing and selling a home. It is the presentation of your home that makes it attractive and desirable to a broad range of buyers. How you live in your home and how you market and sell your home are two different things! Christie provides a FREE Staging Consultation ($350 Value) for every listing. She will go through your home room-by-room and provide tried-and-true suggestions for making each one more attractive to potential buyers. This process ensures the best-looking photographs will be used in all marketing materials for your property, both online and in print. This is extremely important because before a buyer will schedule a showing of your home, he or she will be looking at the photos on one of the many marketing websites we use or in the MLS listing sent by his or her agent. The PHOTOGRAPHY Advantage It may seem obvious, but some agents don't even bother to take photos of their listings. Others take just a few poor-quality pictures. When you list your property with the Arizona Lifestyle Team, we hire a professional photographer to take many high-quality digital photos of the home. We use cutting edge virtual tour software to produce interactive Javascript slideshows featuring twenty to thirty different pictures of the interior and exterior of you home. A recent study revealed that the more photos a listing has, the quicker it sells. Properties with just one photo spent 70 days on the market (DOM) on average, while DOM fell to 40 with six photos, 36 with 16 to 19 photos, and 32 with 20 photos. Additionally, listings with one photo sold for 91.2 percent of the original price, while homes with six or more sold for 95 percent of the original price. The REALTORS® on our team are busy showing houses, but our dedicated Marketing Specialist is focused every day on marketing your home through a wide array of online real estate websites. In fact, we advertise on more than thirty real estate classified websites! Each property we list is given its own individual website where potential buyers can view a virtual tour, download a flyer, see the property location on a map, email the listing to a friend or request a showing. The individual property link is included in every online ad so potential buyers always have the information at their fingertips. The EASY EXIT Advantage The Arizona Lifestyle Team guarantees your satisfaction. When you list your home with us, you have the freedom to cancel the listing at any time and for any reason. Just pick up the phone and let us know. (Please allow a few days for the removal of our sign.) The FLEXIBLE COMMISSION Advantage If you sell your home on your own, even while it is listed with us, you don’t have to pay us a commission. You can cancel the contract immediately and handle the transaction yourself. Or, if you prefer to have us handle the transaction, our fee will be just 1% of the sale price. If the agent listing your home finds a buyer and represents both parties in the transaction, our fee will be just 4% of the sale price. The FEE-FREE Advantage There are no fees for listing with us. We don’t get paid until we sell your home! The CALL CAPTURE Advantage (and What We Don't Do) There are a few "old school" things that you will not get from the Arizona Lifestyle Team and we like to be up-front about this. In lieu of paper flyers, we use a "call-capture" system that consists of a recorded message highlighting the details of your home. The phone number included in all of our marketing materials will have a four digit extension assigned specifically to your property. When a potential buyer dials the extension, he or she will not only hear the recorded message, but the call will be "captured" in our on-line database so one of our Buyer Specialists can follow up regardless of whether the caller chooses to leave a message or to dial "zero" to be transferred to a Team member. We believe that paper flyers are old fashioned an ineffective! When someone picks up a flyer, we have no way of contacting them, but instead must sit by the phone and hope they call us. With our state-of-the-art call capture system, our Buyer Specialists never miss a potential buyer and can follow up two to three times to ensure they are able to schedule a showing for all interested buyers. We have also found open houses to be similarly ineffective in addition to being a potential safety risk to the homeowner and the agent. With our call capture system, however, open houses are no longer necessary! Our Buyer Specialists are able to follow up on every call that comes in, be it a Sunday-afternoon-neighborhood-cruiser or a middle-of-the-night-internet-peruser. Our agents are trained to "pre-qualify" every potential buyer to ensure that they are truly qualified for your home's price range before scheduling a private showing. This way, we never miss the opportunity to show your home to qualified buyers, but avoid the hassle of "nosey neighbors" and "lookie-loos" wandering through your home.
